  • Here’s an overview of recent market activity, based on the most recent market data:
  • Currently there are 175 homes for sale on the market, including 35 in some stage of the foreclosure process.
  • Between November and February, the average price per square foot for New Albany homes was $134, down 20.7 percent compared to the same period last year.
  • Also, the median home sales price was $309,950 based on 54 home sales.
  • Compared to a year ago, the median home sales price has decreased 0.3 percent, or $850.
  • And the number of home sales decreased 8.5 percent.
  • During the week ending on Feb. 11, the average listing price was $637,324, up 4.1 percent from the week before.
  • During that previous week, the average listing price was $611,000.
  • Broken down further, the median sales price for a 2-bedroom home was $147,500
  • The median sales price for a 3-bedroom home was $269,000.
  • And the median sales price for a 4-bedroom home was $361,000

  • Broken down further, the median sales price for 2-bedroom homes here was$236,750.
  • The median sales price for 3-bedroom homes was $280,000.
  • And the median sales price for 4-beedroom homes was $369,500
  • During the week ending on Jan. 7, the average listing price for New Albany homes for sale was $512,556, down 2.5 percent from the week before.
  • During that previous week, the average listing price for homes here was $$525,000.
  • Broken down by size of the home, the average listing price for 2-bedroom homes here was $215,832
  • The average listing price for 3-bedroom homes was $382,8464.
  • And the average listing price for 4-bedroom homes was $476,422

Report: Central Ohio Home Sales Dropped, Prices Rose in Late 2014

Home Buying 15The end of 2014 certainly seemed to be a bit of a mixed bag in terms of real estate sales activity in New Albany, according to the latest real estate market report.

Evidently, according to the recent story I was reading, Central Ohio home sales decreased in November even as the price of those homes increased.

This is certainly going to impact both home buyers and home sellers differently so we recommend taking a moment to learn more about these recent trends.

A Brief Overview of the End of Year Sales Activity in New Albany Area

Here are the highlights of the recent report on end-of-year sales activity in the Central Ohio area:

  • During the month, 1,682 Columbus-area homes were sold, which is down 10.9 percent from November 2013, according to the Columbus Realtors trade group.
  • Central Ohio sales in 2014 were down 3 percent from last year’s total, which was the second highest on record.
  • The median sales price of a Central Ohio home was $148,000 in November, 7.1 percent higher than a year earlier.
  • Meanwhile, the median sales price is 5.5 percent higher in the Columbus area.
  • Statewide, home sales decreased 5.1 percent in November when compared to a year earlier.
  • But prices were up 5.7 percent statewide.
  • Real estate experts say that although sales were down when compared to last year, they actually are relatively healthy when compared to historic averages.
  • In fact, demand for homes in Central Ohio is strong, especially given how quickly those homes are selling and how high the list-to-sales ratio is.
  • Homes sold in 2014 in Central Ohio have been listed an average of 67 days, which is much fewer than the 90 to 100 considered normal.
  • What’s more, homes have sold this year for 96.8 percent of their final asking price, which is above the typical 92 to 94 percent.
  • By the end of November, 8,332 homes were for sale in Central Ohio, 13.3 percent less than a year ago.
  • At that sales pace, the homes would take 3.6 months to sell, which is much less than the six-month supply considered a healthy balance between buyers and sellers.
  • The number of homes for sale across the country decreased 6.7 percent in November to 2.09 million, a 5.1-month supply at the current sales pace.

Million Dollar Home Sales a Major Trend in New Albany, OH

luxury home 3Long known as a premier destination for luxury Central Ohio real estate, New Albany is making the news again for just that!

According to a recent article I was reading, million-dollar houses are becoming an increasingly popular trend on the local housing market.

If you’re in the market for a luxury home with all of the latest and greatest interior features, then I recommend you continue reading to learn more about this trend.

The Luxury Homes You’ll Find in New Albany, Ohio

The recent article I was reading took a look at the top 10 home sales of 2014 in Central Ohio.

These homes, which sold for more than $1 million, featured nothing but the highest quality interior amenities, including pools, enormous closets, paneled libraries, gourmet kitchens and more.

These homes were sold in our beloved community of New Albany as well as nearby communities like Dublin, Delaware County and Upper Arlington.

In all, there were 78 central Ohio homes that sold through the Multiple Listing Service for more than $1 millin, which is the most there’s been since 2006.

Still, it’s quite short of the 93 million-dollar homes sold in 2005.

Here’s a look at this elite subsection of the Central Ohio real estate market:

  • Between 2000 and 2012, New Albany and Dublin accounted for 46 percent of central Ohio’s million dollar sales.
  • During that same period, Bexley and Upper Arlington accounted for less than 19 percent of sales.
  • In the last two years, however, the market share for million dollar homes in New Albany and Dublin has actually dropped – to 27 percent.
  • Meanwhile, Upper Arlington and Bexley’s shares have doubled to 36 percent.
  • Experts say that this shift demonstrated home buyer preference in pre-World War II mansions versus newer homes. It also highlights a desire to live in mature neighborhoods.
  • Upper Arlington accounted for a lot of the recent growth in luxury home sales. After all, in the last two years, 36 homes have sold for more than $1 million in the city, compared with only 4 two years ago.
  • During the last two years, home values have increased 16.5 percent in Upper Arlington and 16.8 percent in Bexley. Prices have increased 14.3 percent in Grandview Heights and 21.7 percent in Worthington.
  • Meanwhile, during that same period, prices increased 7.7 percent in Dublin, 9.8 percent in New Albany and 9.3 percent in Powell.

Experts say that this trend toward luxury homes in the suburbs can partially be credited to the fact that more people are desiring more space, comfort and privacy for their loved ones.

And suburbs like New Albany give residents the best of both worlds. After all, not only are residents enjoying that level of privacy and comfort but they’re also fairly close to jobs as well as stores and entertainment.

As we previously noted, there were certainly a lot of time in the last year that residents were proud to call New Albany home.

For instance, in 2014, New Albany expanded its city-center landscape and added 1,600 jobs to its business parks.

Meanwhile, the intersection of Market and Main streets saw a dramatic transformation in 2014 thanks to the installation of a roundabout as well as the construction of a two-story 26,000-squrae-foot retail center at the northwest corner.

But this doesn’t even scratch the surface of all that was accomplished in 2014.

Here are some other positive developments that happened in our city during this time:

  • The two-story, 52,000-square-foot Phillip Heit Center for Healthy New Albany was constructed. This center is a huge economic booster for the city and even includes clinical space as well as community programming space.
  • The city added several new businesses to the community’s business parks and welcomed the expansion of others.
  • The city started several new business projects, including American Electric Power (which is expected to move its transmission headquarters to our town)as well as Bocchi Laboratories (which is expected to invest $18 million in a 130,000-square-foot facility)
  • Other new business projects included L Brands, Magnanni and Mission Essential.
  • Meanwhile, Anonmatic Corp., Capture Education and Knowlton Development Corp., announced plans to expand.
  • City leaders also partnered with the Central Ohio Transportation Authority to add a park-and-ride facility on Forest Drive, which opened Sept. 2.
  • The city also hosted a few new events in 2014, including the first Honor Ride Ohio as well as a series of triathlons called Challenge Day New Albany.
  • Meanwhile, the New Albany Police Department worked hard to make the city safer for all by using smartphone technology. MyPD allows users to receive tweets and updated information for the police department. The latest counts suggest that more than 400 residents have signed up for this app.
