Everyone wants the highest possible selling price. In our experience, this is most likely to occur when your home is priced correctly from the beginning. New listings receive the most attention during the first 30 days they are on the market, and the showing activity is at its highest during this time as well. The number of buyers looking at your home goes down over time regardless of the price.

It is also crucial that the “correct” buyer actually sees that your home is for sale. A majority of buyers search using price range parameters. A home that is priced too high may not show up in their searches. For example, if the fair market value of your home is $300,000, and you have it priced at $350,000, the buyer searching for $300,000 homes likely won’t even see it. And it won’t stack up to what the buyer looking at $350,000 homes is expecting. Also, you may be perceived as a non-motivated or unrealistic seller.

Evidently, according to market data, the median home sales price as well as the total number of home sales decreased, although the average price per square foot as well as the average listing price increased.

What New Albany Buyers and Sellers Should Know

  • Here’s an overview of recent market activity, based on the most recent market data:
  • Currently there are 175 homes for sale on the market, including 35 in some stage of the foreclosure process.
  • Between November and February, the average price per square foot for New Albany homes was $134, down 20.7 percent compared to the same period last year.
  • Also, the median home sales price was $309,950 based on 54 home sales.
  • Compared to a year ago, the median home sales price has decreased 0.3 percent, or $850.
  • And the number of home sales decreased 8.5 percent.
  • During the week ending on Feb. 11, the average listing price was $637,324, up 4.1 percent from the week before.
  • During that previous week, the average listing price was $611,000.
  • Broken down further, the median sales price for a 2-bedroom home was $147,500
  • The median sales price for a 3-bedroom home was $269,000.
  • And the median sales price for a 4-bedroom home was $361,000

Million Dollar Home Sales a Major Trend in New Albany, OH

luxury home 3Long known as a premier destination for luxury Central Ohio real estate, New Albany is making the news again for just that!

According to a recent article I was reading, million-dollar houses are becoming an increasingly popular trend on the local housing market.

If you’re in the market for a luxury home with all of the latest and greatest interior features, then I recommend you continue reading to learn more about this trend.

The Luxury Homes You’ll Find in New Albany, Ohio

The recent article I was reading took a look at the top 10 home sales of 2014 in Central Ohio.

These homes, which sold for more than $1 million, featured nothing but the highest quality interior amenities, including pools, enormous closets, paneled libraries, gourmet kitchens and more.

These homes were sold in our beloved community of New Albany as well as nearby communities like Dublin, Delaware County and Upper Arlington.

In all, there were 78 central Ohio homes that sold through the Multiple Listing Service for more than $1 millin, which is the most there’s been since 2006.

Still, it’s quite short of the 93 million-dollar homes sold in 2005.

Here’s a look at this elite subsection of the Central Ohio real estate market:

  • Between 2000 and 2012, New Albany and Dublin accounted for 46 percent of central Ohio’s million dollar sales.
  • During that same period, Bexley and Upper Arlington accounted for less than 19 percent of sales.
  • In the last two years, however, the market share for million dollar homes in New Albany and Dublin has actually dropped – to 27 percent.
  • Meanwhile, Upper Arlington and Bexley’s shares have doubled to 36 percent.
  • Experts say that this shift demonstrated home buyer preference in pre-World War II mansions versus newer homes. It also highlights a desire to live in mature neighborhoods.
  • Upper Arlington accounted for a lot of the recent growth in luxury home sales. After all, in the last two years, 36 homes have sold for more than $1 million in the city, compared with only 4 two years ago.
  • During the last two years, home values have increased 16.5 percent in Upper Arlington and 16.8 percent in Bexley. Prices have increased 14.3 percent in Grandview Heights and 21.7 percent in Worthington.
  • Meanwhile, during that same period, prices increased 7.7 percent in Dublin, 9.8 percent in New Albany and 9.3 percent in Powell.

Experts say that this trend toward luxury homes in the suburbs can partially be credited to the fact that more people are desiring more space, comfort and privacy for their loved ones.

And suburbs like New Albany give residents the best of both worlds. After all, not only are residents enjoying that level of privacy and comfort but they’re also fairly close to jobs as well as stores and entertainment.

Why New Albany Golf Courses Are Gaining Attention

New Albany golfingNew Albany Ohio golf courses are setting a new trend that other communities as far away as Seattle are taking note of, according to a recent article I read.

Evidently, golf courses in our area are starting to put a greater emphasis on natural and environmentally-friendly landscaping.

While our Central Ohio golf courses have been recognized for years as being superior courses, this is sure to improve their reputations even more so!

The recent Associated Press article I read noted that the New Albany Country Club has begun setting out bird boxes throughout the course.

Country Club officials have also stopped mowing some high grasses around the golf course in an effort to make the landscape a little bit more natural.

Here are some other steps the Country Club has taken to reach its goal:

  • Adding more space to wildlife
  • Cutting back on pesticide use
  • Adding bird boxes

The result of their recent efforts to make the golf course more natural have been quite positive!

For one, the Country Club is saving money on lawn mowing!

Also, the new scenery is attracting new people to the golf course who are interested in seeing local flora and fauna while enjoying a round of golf.

New Health Facility Coming to New Albany, Ohio

New Albany Health CenterA new health facility is coming to the New Albany, Ohio area after officials voted to issue bonds to help build it.

According to a recent article I was reading, the New Albany City Council recently voted to issue $7.6 million in bonds to build a 52,000-square-foot community health facility.

This is an exciting new development that is sure to improve quality of life for everyone living in and around our Central Ohio community!

Health Facility to Be Built with Help of Bonds in New Albany

The new community health facility will be constructed on land that is currently owned by the New Albany Co.

The land is at the southwest corner of Village Hall and Johnstown Roads.

Here are some of the features that are called for in the construction plans:

  • Community rooms
  • Demonstration kitchen for Healthy New Albany
  • Teen room
  • Art room
  • Fitness facility operated by Integrated Wellness Partners and OSU

Then on the second floor, planners say that Ohio State University Wexner Medical Center and Nationwide Children’s Hospital will provide medical services.

When the city issued the bonds for the project, they specified that $7.6 million will be dedicated to the nonprofit part of the building and $4.15 million will be dedicated to the Integrated Wellness Partners’ portion of the building.
