Million Dollar Home Sales a Major Trend in New Albany, OH

luxury home 3Long known as a premier destination for luxury Central Ohio real estate, New Albany is making the news again for just that!

According to a recent article I was reading, million-dollar houses are becoming an increasingly popular trend on the local housing market.

If you’re in the market for a luxury home with all of the latest and greatest interior features, then I recommend you continue reading to learn more about this trend.

The Luxury Homes You’ll Find in New Albany, Ohio

The recent article I was reading took a look at the top 10 home sales of 2014 in Central Ohio.

These homes, which sold for more than $1 million, featured nothing but the highest quality interior amenities, including pools, enormous closets, paneled libraries, gourmet kitchens and more.

These homes were sold in our beloved community of New Albany as well as nearby communities like Dublin, Delaware County and Upper Arlington.

In all, there were 78 central Ohio homes that sold through the Multiple Listing Service for more than $1 millin, which is the most there’s been since 2006.

Still, it’s quite short of the 93 million-dollar homes sold in 2005.

Here’s a look at this elite subsection of the Central Ohio real estate market:

  • Between 2000 and 2012, New Albany and Dublin accounted for 46 percent of central Ohio’s million dollar sales.
  • During that same period, Bexley and Upper Arlington accounted for less than 19 percent of sales.
  • In the last two years, however, the market share for million dollar homes in New Albany and Dublin has actually dropped – to 27 percent.
  • Meanwhile, Upper Arlington and Bexley’s shares have doubled to 36 percent.
  • Experts say that this shift demonstrated home buyer preference in pre-World War II mansions versus newer homes. It also highlights a desire to live in mature neighborhoods.
  • Upper Arlington accounted for a lot of the recent growth in luxury home sales. After all, in the last two years, 36 homes have sold for more than $1 million in the city, compared with only 4 two years ago.
  • During the last two years, home values have increased 16.5 percent in Upper Arlington and 16.8 percent in Bexley. Prices have increased 14.3 percent in Grandview Heights and 21.7 percent in Worthington.
  • Meanwhile, during that same period, prices increased 7.7 percent in Dublin, 9.8 percent in New Albany and 9.3 percent in Powell.

Experts say that this trend toward luxury homes in the suburbs can partially be credited to the fact that more people are desiring more space, comfort and privacy for their loved ones.

And suburbs like New Albany give residents the best of both worlds. After all, not only are residents enjoying that level of privacy and comfort but they’re also fairly close to jobs as well as stores and entertainment.

As we previously noted, there were certainly a lot of time in the last year that residents were proud to call New Albany home.

For instance, in 2014, New Albany expanded its city-center landscape and added 1,600 jobs to its business parks.

Meanwhile, the intersection of Market and Main streets saw a dramatic transformation in 2014 thanks to the installation of a roundabout as well as the construction of a two-story 26,000-squrae-foot retail center at the northwest corner.

But this doesn’t even scratch the surface of all that was accomplished in 2014.

Here are some other positive developments that happened in our city during this time:

  • The two-story, 52,000-square-foot Phillip Heit Center for Healthy New Albany was constructed. This center is a huge economic booster for the city and even includes clinical space as well as community programming space.
  • The city added several new businesses to the community’s business parks and welcomed the expansion of others.
  • The city started several new business projects, including American Electric Power (which is expected to move its transmission headquarters to our town)as well as Bocchi Laboratories (which is expected to invest $18 million in a 130,000-square-foot facility)
  • Other new business projects included L Brands, Magnanni and Mission Essential.
  • Meanwhile, Anonmatic Corp., Capture Education and Knowlton Development Corp., announced plans to expand.
  • City leaders also partnered with the Central Ohio Transportation Authority to add a park-and-ride facility on Forest Drive, which opened Sept. 2.
  • The city also hosted a few new events in 2014, including the first Honor Ride Ohio as well as a series of triathlons called Challenge Day New Albany.
  • Meanwhile, the New Albany Police Department worked hard to make the city safer for all by using smartphone technology. MyPD allows users to receive tweets and updated information for the police department. The latest counts suggest that more than 400 residents have signed up for this app.

Home Prices in New Albany, Nation on the Rise

New Albany home salesNational home prices are beginning to climb in the majority of U.S. cities. And that positive trend is being felt right here on the New Albany, Ohio real estate market!

According to a recent article I was reading, prices for single-family homes increased in 87 percent of U.S. cities during the second quarter of 2013.

Experts are crediting the improvements to the fortification of the housing recovery as well as the competition for a limited number of available properties for sale.

New Albany and National Real Estate Trends

Here’s what else I learned from this recent news article:

  • The median transaction price showed year-over-year increases in 142 of 163 metropolitan areas.
  • A year earlier, 75 percent of regions had gains.
  • At the end of the second quarter, 2.19 million previously owned homes were available for sale, which is 7.6 percent fewer than a year before.
  • The median home sales price for an existing single-family home was $203,500 nationally during the second quarter, up 12 percent from a year before.
  • That was considered the biggest gain since the fourth quarter of 2005.
  • Nationally speaking, the best performing areas were Sacramento and Atlanta, which both saw 39 percent increases in sales prices year-over-year.
  • The housing recovery has been aided by the drop in the unemployment rate, which decreased to 7.4 percent in July from 7.6 percent.
  • Meanwhile, mortgage rates for 30-year loans increased from 3.35 percent in May to 4.4 percent in July.

While rising mortgage rates may cool off the housing market slightly, the majority of the recent activity seems to be encouraging even more home sales and high home prices, including in New Albany.

Luxury Home Flipping On the Rise

New Albany home renovationsThere’s a new trend on the national housing market that may even be impacting activity on the New Albany, Ohio real estate market.

Evidently, a recent Reuters article reported that more people are flipping luxury housing.

House flipping entails buying a home, refurbishing it, and selling it at a profit. In the past, this activity has mostly been relegated to the lower priced market but now, it looks like it’s happening on the luxury home market as well.

New Albany Real Estate Trends

According to the recent article was reading, more investors are lending money to flippers on high-end properties.

The article told one man’s story who purchased a California home in December 2012 for $1.5 million. The man invested $600,000 in renovations and now will list the property for $3.295 million.

This is not strictly a California phenomenon either.

According to national statistics, house flipping in the $1 million and up price range rose nearly 40 percent between 2011 and 2013.

Here’s what else the data reveal:

  • Between 2011 and 2012, high-end flipping increased 456 percent in Phoenix (from 27 to 150 properties ); 867 percent in Orlando (from 3 to 29 homes); and 630 percent (from 10 to 73 homes) in Las Vegas.

To be considered a house flip, a home has to be bought and sold within six months.

Experts say that the improved economy is encouraging house flippers to enter the market once more.

That’s because house flipping at such a high price range is more risky than the standard hour flip. Thus, these individuals are looking for more reasons to feel confident than the typical flipper.

Why New Albany Golf Courses Are Gaining Attention

New Albany golfingNew Albany Ohio golf courses are setting a new trend that other communities as far away as Seattle are taking note of, according to a recent article I read.

Evidently, golf courses in our area are starting to put a greater emphasis on natural and environmentally-friendly landscaping.

While our Central Ohio golf courses have been recognized for years as being superior courses, this is sure to improve their reputations even more so!

The recent Associated Press article I read noted that the New Albany Country Club has begun setting out bird boxes throughout the course.

Country Club officials have also stopped mowing some high grasses around the golf course in an effort to make the landscape a little bit more natural.

  • Adding more space to wildlife
  • Cutting back on pesticide use
  • Adding bird boxes
